WHOSE PRODUCTS DO WE OFFER? 

 

We offer products in the following relevant markets:

​

• Regulated mortgage contracts that are used for a non-business purpose.

• Un-regulated buy-to-let mortgages. 

 

We offer a comprehensive range of first and second charge mortgages, both residential and buy-to-let, from across the market, but not deals that you can only obtain by going direct to a lender. If you can get the best deal by going direct with a bank that we don’t have access to, we’ll always let you know so you’re in no doubt of the best possible mortgage you can get.  

 

WHAT KIND OF SERVICE DO WE PROVIDE? 

 

We offer an advised sales service. This means that we will provide advice and make a mortgage recommendation for you, after we’ve assessed your specific needs and circumstances.   

 

WHAT WILL YOU HAVE TO PAY US FOR OUR SERVICES? 

 

We will not charge you anything for our services.  

 

We’re not pretending that we don’t get paid anything for arranging your mortgage, we get paid a fee by whichever lender the mortgage is submitted with, which is a fraction of a percentage of your mortgage amount. We have no preference between lenders, we will always tell you how much we’ll get, and this fee does not come out of your pocket in any way.  

 

This information will be displayed on the mortgage illustration / ESIS that we will make available to you before submitting a mortgage in principal.

Links 4 Mortgages Ltd is an appointed representative is registered in England and Wales (11083759) with address The Dame Edith Rooms, The Stable Courtyard, Renishaw Park, Renishaw, Sheffield, S21 1TZ.  

 

Links 4 Mortgages is authorised and regulated by the Financial Conduct Authority and is on the Financial Services Register (725618).

Our permitted business is: advising on, arranging (bringing about) and making arrangements with a view to regulated mortgage contracts.

COMPLAINTS  

 

If you have a complaint about the service you have received, please submit your complaint by email at admin@links4m.co.uk.

If your complaint cannot be resolved immediately, we will:

​

• Acknowledge receipt of the complaint in writing, confirming our understanding of the complaint, who it will be handled by, and giving you the opportunity to provide any further information or evidence; and

• After investigating your complaint, we will respond as quickly as possible. If no decision has been reached, we will update you on the progress of the complaint after 8 weeks.

 

If we have been unable to resolve your complaint or you are still unhappy with the resolution, you may be able to complain to the Financial Ombudsman Service (FOS). You can contact the FOS in writing at The Financial Ombudsman Service, Exchange Tower, London, E24 9SR; by calling 0800 023 4567 or 0300 123 9123; or by emailing complaint.info@financial-ombudsman.org.uk.  

 

Alternatively, complaints about Financial Services firms may also be sent to the Online Dispute Resolution (ODR) website: http://ec.europa.eu/consumers/odr.  

 

Complaints received by the ODR will be forwarded to the FOS and then to Links 4 Mortgages. Complaints received via this route will undergo the same process as those received by us through the above channels.  

 

FINANCIAL SERVICES COMPENSATION SCHEME  

 

If you make a complaint and we are unable to meet our liabilities, you may be entitled to compensation from the Financial Services Compensation Scheme (FSCS).
